Once we've reviewed your search criteria, your broker and analyst team get to work scouring the market and leveraging our network to find incredible property options. From there we'll help you narrow down the best possible options that fit your budget, team and timing requirements. We'll visit the spaces, discuss the opportunities and ultimately decide on the future home for your team.

PHASE 3

FINANCIALS AND PROPOSAL APPROVAL

This stage of a transaction can be drawn out and difficult, but our team tries to make it as painless as possible. We work closely with you to prepare and submit all the required documents to help you win the space that you really want.

Company Financials
We like to get a head-start on preparing for the Landlord’s request of your company’s financials. They will not be able to respond to our proposal request without understanding the credit of the Tenant. The Tenant’s financial condition impacts the Landlord’s risk  and therefore has a notable impact on the Landlord’s proposed lease terms, including; securitization, tenant improvement allowance, term, etc.
Usually a P&L and Balance Sheet for the previous two years will suffice. If investment capital is a primary source of operating funds, an updated balance sheet along with a description of any recent or upcoming funding is necessary.

PHASE 4

FINALIZE THE LEASE AGREEMENT

We're at the finish line! Once we've been approved and decided on the future home for your team, the final phase is moving to leases. This is the most exciting stage where all the hard work over the past few months becomes a reality. Our team working w/ the listing agents and landlord to finalize the lease agreements and get all parties feeling confident and excited about the deal.

Lease Review
Our team begins an internal review of the lease and provide comments relating to the business points of this draft. As we are not attorneys, and we always recommend that our clients have their attorney review the lease before signing.
